The San Antonio Land Fund One, LLC (the “Land Fund”) is now accepting subscriptions at $2.00 per unit of ownership, with a minimum investment of $10,000.00 for 5,000 units.  The Land Fund Minimum subscription is $8.75 million, and its Maximum subscription is $17.5 million.


In a volatile economy, the ownership of land provides a stable investment platform in which the risk of loss is minimized. 

 

The objective of the Land Fund is to preserve the wealth of its investors, manage Fund assets in a conservative manner, and provide an above market rate return. 


Opportunities exist to acquire (at a substantial discount to value) undeveloped or partially developed property in the immediate growth path of San Antonio, Texas and north of San Antonio along the I-35 corridor leading to Austin, Texas.  This area has been named by Forbes magazine (October, 2008) as the number one area in America in which to invest in real estate.


The Land Fund’s management, with over 110 years of combined experience, will acquire sites free and clear of debt, and it will enhance the property via land planning, waste water engineering and re-zoning (as necessary). 

 

The anticipated holding period for Land Fund properties is three to five years. 
Investors will own 80% of the Land Fund; and, will be entitled to an 8% cumulative priority return, a total return of capital, and 80% of the net profit.  Based on the foregoing, total returns in excess of 30% are forecasted and are very possible.
